Strong sales continue in October

(November 5, 2015 – Hamilton, Ontario)  The REALTORS® Association of Hamilton-Burlington (RAHB) reported 1,421 sales were processed through the RAHB Multiple Listing Service® (MLS®) System in October.  Sales were 13 per cent higher than the same month last year, 25.8 per cent higher than the 10-year average, and were a record for the month of October.  This is the third month in a row where records for monthly sales have been broken.

There were 1,811 properties listed in October, a decrease of 1.4 per cent compared to October of last year.

“The Fall real estate market just keeps going in our area,” said RAHB CEO George O’Neill. “October is often a good month for sales, but it’s not usually this good.”

Seasonally adjusted* sales of residential properties were 18.9 per cent higher than the same month of the previous year, with the average sale price up 6.8 per cent for the month.  Seasonally adjusted numbers of new listings were 1.7 per cent higher than the same month the year prior.

Actual overall residential sales of 1,363 units were 12.9 per cent higher than the same month last year.  Residential freehold sales were 12.6 per cent higher than last October while sales in the condominium market increased by 14.3 per cent.

The average price of freehold properties showed an increase of 9.3 per cent compared to the same month the previous year; the average sale price in the condominium market increased by 5.7 per cent when compared to the same period.

The average sale price is based on the total dollar volume of all properties sold by RAHB members.  Average sale price information can be useful in establishing long term trends, but should not be used as an indicator that specific properties have increased or decreased in value.

“Listing inventory is still down across the board,” noted O’Neill.  “Our sales-to-listings ratio is still firmly in the seller’s market range in the residential market.  Inventory in the condominium market is particularly tight, with only a month and half’s inventory left.”

The average days on market decreased from 41 to 35 days in the freehold market and from 38 to 35 days in the condominium market when compared to the same month the previous year.

Year to date, sales are 11.3 per cent higher compared to the same period last year; listings are 6.2 per cent higher than last year and the average sale price is 8.4 per cent higher for the period.

Bundle up for the annual Lowville Winter Games

Christmas comes early: Indwell’s Rudy Hulst Commons gets a boost from local REALTORS®

(December 10, 2014 – Hamilton, ON)  Affordable rental housing can be hard to find in the Hamilton area, and Indwell (formerly Homestead Christian Care) is addressing the need by building Rudy Hulst Commons, a permanently affordable housing complex in Hamilton’s East End.  The block will also house Indwell’s new headquarters and street-level commercial units.

 “The Rudy Hulst Commons will provide 47 affordable one and two bedroom apartments, with supports, at 1430 Main St. E.,” says Jeff Neven, Executive Director of Indwell.  “Construction is proceeding well and we expect tenants to move in by the end of 2015.”

Indwell received an early Christmas present on Tuesday, December 9, when the REALTORS® Association of Hamilton-Burlington (RAHB), on behalf of its members and the Ontario REALTORS Care® Foundation, handed over a cheque in the amount of $15,000 for Rudy Hulst Commons.

 “REALTORS® have an interest in building better communities,” said RAHB President Tim Mattioli, “and purpose-built, affordable apartments are an important part of a complete community.”

The REALTORS® Association of Hamilton-Burlington represents more than 2,700 real estate brokers and sales representatives from the Hamilton, Burlington and outlying areas.  RAHB subscribes to a “Quality of Life” philosophy which promotes the creation of vibrant, complete communities for the benefit of all residents.

Donna Bacher elected REALTORS® Association President for 2015

(December 1, 2014 – Hamilton, ON) Donna Bacher, a Broker with Royal LePage State Realty, Brokerage, has been elected President of the REALTORS® Association of Hamilton-Burlington (RAHB).  Donna succeeds Tim Mattioli and will lead the 2,700-member association – the third largest real estate association in Ontario – in 2015.

Donna has been member of the Association since 1983.  She was first elected to the RAHB Board of Directors in 2012.

Donna takes on the role of President after serving as President-Elect (2014) and as Chair of the Finance and Communications/Government Relations committees and the Joint Rental Housing Task Force.  She has also served on several other RAHB committees.

City Council approves grant program to cover the cost of building permit fees related to the Aug. 4 flooding

Burlington, Ont., Sept. 25, 2014 – On Sept. 22, Burlington City Council approved a grant program that will help qualified homeowners cover the cost of building permit fees related to the Aug. 4 flooding.

The eligible building permit fee costs are related to:

• Restoration work required as a result of the flooding and water damage

• Flood prevention work

“As residents are cleaning up and restoring their homes after the Aug. 4 flood, there will be some who require building permits for the construction work,” said Scott Stewart, general manager of infrastructure and development. “This grant will cover the cost of the building permit for that restoration work. The program will also assist with the cost of building permits related to work that helps reduce the risk of future flooding, such as the installation of backwater valves and sump pumps, or the disconnection of weeping tiles from the sanitary or storm water drains.”

The program will be available until Dec. 24, 2015.

Residents interested in applying for the building fee grant program can call the city’s building department at 903-335-7600.

Background
The storm of Aug. 4, 2014, dropped nearly 191 millimetres of rain over parts of Burlington in about eight hours. The city activated its Emergency Operations Centre, the Burlington Fire Department responded to emergencies across the city and the city’s roads and parks maintenance staff moved quickly to close affected roads and respond to urgent flood conditions and hazards.

The city applied for Ontario Disaster Relief Program (ODRAP) funding from the province. To be eligible, a community-led committee must raise money that ODRAP could match 2:1. The Burlington Community Foundation fundraising campaign has a goal of $2 million to help pay for the urgent needs of those affected by the flood.

The city and Halton Region hired the Canadian Red Cross to conduct door-to-door visits of nearly 11,000 homes in the flood-affected areas. Samaritan’s Purse organized volunteers to clean up homes, especially basements impacted by flood damage. The Burlington Firefighters’ Association volunteers helped with the cleanups.

The city and the region both set up website pages to provide storms updates at www.burlington.ca/flood and www.halton.ca/flood.

Residents and businesses that have items or services to donate can post their information at www.burlington.ca/flood on the city’s Community Bulletin Board.

Want to help? Need help? Burlington’s Community Bulletin Board assists flood victims

Burlington, Ont. – Sept. 9, 2014—The City of Burlington has set up an online Community Bulletin Board at www.burlington.ca/flood to help residents affected by the flooding on Aug. 4.

The bulletin board lists a variety of household items and services available free of charge including:
• washers and dryers
• sofas
• children’s toys
• televisions
• tables
• mattresses
• free safety inspection on furnaces and air conditioning units
• discounts on services and supplies, like duct cleaning and paint.

Residents with items or services to donate can post these items at www.burlington.ca/flood. Those affected by the Aug. 4 flood can also visit www.burlington.ca/flood to search for items needed as a result of flood damage.

Other ways to help
Donations to the Burlington Community Foundation’s flood disaster relief fund can be made by visiting www.burlingtonfoundation.org/flood.
